If you would be more comfortable using a realtor do so...I however know that if I were a buyer I would be getting a better deal (price anyway) going directly with you. Here's an idea contact a realtor ask them to check out your place, explain your situation (including profit)and see if you guys can agree.

Well lets see these are my Realtor or sales professional sayings and promises.

1. "I will sell your house." Bull SH&@! They don't sell your house for you they invoke a genius marketing system (a.k.a. multiple listing service)that allows other blood sucking sales professionals to see that they got you to sign a contract saying that they get the commision for entering info into a computer system that takes as long as me typing this answer and then they set back and hope one of their fellow kind lands on someone that wants your house. I think you can do that much.

2. "Just give me 90 days and I/we will sell it."

 See Previous Rambling

3. "I will represent you at closing."
No they should say I will make sure everybody shows up to sign so I can run my check to the bank.

Beyond my opinion.
If all you do is run a newspaper ad for 30 bucks a sunday you will inturn work harder than the average realtor. They mostly are just a pretty face that knows the answers to every question in real estate acquisition. Licenced by the state so the state gets a cut of everything, almost a rackett in my opinion.

Realtors have clients for your home. Most Realtors don't like working with FSBOs since they will need to do more work explaining things to you as the FSBO and don't really get paid for that. There are also more liabilities in selling on your own. You need a professional to represent you.

Even still...

* According to Thomas M. Stevens, President of the National Association of Realtors for 2006, "Finally, the plain fact is that hiring a professional pays off. The typical home represented by a professional last year sold for 16 percent more than those sold without a professional’s help. That profit more than pays for the agent’s commission. Millions of homeowners know it, and that’s why they will continue to call on experienced real estate professionals."

If you would like to work with a highly qualified Realtor, go to http://www.ReferredPro.com

I'll just say this on selling a home. I bought a foreclosure for $27000 and sold it (through a realtor) for 3 times the amount to someone in california. They can do the nation-wide presentation for your home and make it happen. Worth every penny !!
But first, pick out one that you are comfortable with and like.

He is allowed to do as he suggests, as long as he enters into a written agreement (listing contract) of some sort with you. In order to do what he is suggesting legally and above board, that's a requirement. If he's willing to do as he says for some sort of 'flat fee', and will put that into his contract, he can do this.

However, before you agree, find out what he wants to charge, and what he will provide for the fee requested.

If you're smart you can sell a home yourself, and I would always prefer to buy a home FSBO than from someone working with a realtor. Why spend more money or get a worse deal when you don't have to? Have you considered using a service like Help-U-Sell? You wouldn't be going at it alone, but wouldn't be giving a big chunk of your money to a realtor either. Good luck -

the agent can assist you with the FSBO for a fee, if he ask to be paid in cash then there's a problem, no agent can take commission without going thru his broker, see if there are brokers out there in your area that do "limited services for a fee" they should do the paperwork for you, you'd be doing the rest, like holding open houses, advertising your house etc.. when an offer comes in the broker should go over it with you and help you understand whats what.. never pay upfront..

I haven't been a real estate agent for many years, but I can tell you my broker would have been very unhappy with such a deal. I do believe it could cost the agent his or her license.

Truthfully, I would prefer to BUY through a realtor, because they know the process so well and lead everyone through it smoothly. BUT, I have successfully sold several homes myself and made a decent profit.
If you've never sold a home before and have no one experienced to help you, it may be better to use a realtor the first time, even if you don't profit. However, you can list is yourself, but still work with realtors when they represent the buyer OR if they contact you anyway. When this happens (you are not listed with an exclusive agent), you can negotiate the percentage you give them (usually 3% instead of 6%.)
Good luck to you!

I don't know the name of the book off hand but it shouldn't be too hard to find on the book store shelf's. The particular author advocates auctioning off your property within 5 days in a "round robin" style auction. Basically, you begin by inserting a classified ad on a Sunday indicating the Property will be sold to the highest bidder by the following Sunday say at 10 pm; then you hold an open house that Friday, Saturday and Sunday. Bids are accepted at any point during the open house. Come Sunday evening, you begin notifying the low bidders of the highest bid received then you offer them the opportunity to raise their bids or concede. That goes on until there are no more bids.

I don't know of anyone who has tried it but I seen the author featured on several news programs and the book is a best seller. I don't think that you can get any more guerrilla than that!

Hope that helps a little! Where is the property located? I might be interested. I buy and sell real estate myself. Simple classified ads have always worked for me. I have also had success on www.virtualfsbo.com as well. It is free to use!
